FINC 380 Real Estate Financing and Investing (3)

Theoretic and pragmatic methods of analyzing real estate investments are considered. Real estate investment opportunities are evaluated in the context of personal and business investment objectives. Topics include closing statements, appraisal techniques, tax implications, mortgage options, and the calculation of investment yield, APR, and the effective rate of interest charged.

Prerequisites: Junior standing; ACCT 203, 204, FINC 303, ECON 201, 202, MATH 104 or 250.

Learning Objectives :
(1.) To be able to develop a comprehensive investment analysis for an income producing real estate project. (2.) To understand the three major approaches to value in a real estate appraisal. (3.) To explain and demonstrate how to forecast income and operating expenses as a component of cash flow. (4.) To be able to analyze the market demand for a real estate investment. (5.) To be able to measure investor returns on an after-tax basis. (6.) To develop a model that measures investor returns if considering renovation versus the sale of a real estate investment. (7.) To perform a risk assessment for a real estate investment. (8.) To create a model to evaluate a sale-lease decision. (9.) To develop critical thinking skills. (10.) To develop oral communication and writing skills.
